Q.  Can I cancel a booking that I have already made and would I be charged?
A.
  This all depends on the owner. Different owners have different policies regarding cancellations. Depending on the amount of days before your rental will probably determine how much you’ll be required to spend.

Q.  Can I email the webmaster of Fast Vacation Rentals to help change my listing?
A.  We ask that you first try to edit your listing on your own, as it is easy to do.  If you are having problems editing your listing send an email to the webmaster with the form above with your listing ID number and user login name.  Also, include a detail description of what is happening. If you do not have a way to load your pictures on we can scan the images in for you if you send them to us. Please contact us for details.

Q.  What kind of money can I expect paying before the rental date?
A.  Most property owners ask for a deposit or a certain percentage of the amount due to hold your reservation. Then within so many days of the actual rental date, they ask for the final payment. Each property owner is different with his or her own policies.

Q.  How do I contact the property owner of a vacation rental listing?
A.  Each listing on our site has contact information for each owner. Usually there is both a phone number and contact form. Use the contact form to send an email out to the owner with your desired date. Make sure to check the availability calendar if there is one to make sure your not wasting time.

Q.  Do I really get a good deal? Or do you get a commission for the referral?
A.  No you really get the best deal possible by renting directly from the owner.  We charge them a flat fee for a annual listing on our site.  Most of the time we offer them a great deal for there listing so there barely paying any money for a listing.

Q.  I have already booked my cabin, how do I get inside it and how do I know where to go?
A.  The owner will probably send out detailed information that has a key code or some way to access the house.  They will probably also send out directions on how to get to the cabin and common operating procedures of the house.  It also will probably have detailed things on what to do and bring.  Make sure you get some type of information before you leave or you’ll be doing many phone calls during the beginning of your vacation.

Q.  Why do property owners ask for full payment before the date?
A.   They have to fill in all dates in order to make a income during high book times. If you were to cancel at the last minute, they would not be able to book it in the prime season. This can hurt a owner dramatically in their income.

Once logged in on the right hand of each of your listing is a edit link. Click it then fill out the simple form.

Q. Can I put a link to my own site on your site?

Yes you can? When you are filling out your listing information type it into the appropriate box. Please do not put links to commercial sites. We will be watching and filtering out links we find inappropriate.

Q.  Does Fast Vacation Rentals make any commission on my listing(s)?
A. 
No, Fast Vacation Rentals does not any other money besides the one time annual fee. Most of the time you aren’t loosing anything when you buy a listing as one reservation can pay for the cost of the listing for the year.

Q.  How much does Fast Vacation Rentals charge?
A.  Fast Vacation Rentals charges a one time annual listing fee per listing.  Please visit the registration page for detailed information on special promotions.

Q.  How do I list a vacation rental property on Fast Vacation Rentals?
A
.  Were happy you choose to list with us!  Navigate to the “Register” link at the top of this page.  Then go through page and determine if your situation is best for a “Single” or “Multiple Property Owner.”  Then follow the on screen directions and soon you’ll have your new listing up and running.

Q.  Will my email address be seen by anyone who wants to collect it for spamming and other services?
A.  No, your email address will never be seen and instead it is all through forms which will not allow anyone to ever see your email address until you have responded to there inquiry from your own mail box.

Q.  How soon will the listing be up on your site after I submit it?
A.  Your listing will go live immediately after you click submit.  You can then find it in our database and so can any other potential traveler.  

Q.  Why am I not getting any inquires or phone calls about my rental?
A.  This can be because of a number of reasons. Make sure listing is appealing to everyone and should have at least a few pictures so people can see what your place looks like. Also make sure you have rates and all other costs listed on your listing. Spend some time thinking about what to put on your listing so you get the best chance of getting travelers. If your still not getting any inquires it could be that your rates are to high, or your email is spelt wrong.  There are many different reasons for why this could be happening and you’ll have to investigate it on your own.

Q.  I still don’t own a digital camera and only have 35mm pictures how can I upload these?
A.  You can either go to a photo shop and get these put on a CD for you, scan them into your computer using a scanner, or send them to us and will do it for you.  Contact us using the form above.  

 




Steps to Renting out your Vacation Home

A Vacation Rental can be a hard thing to pay for while owning a different residence.  To overcome these difficulties consider renting it out a great alternative to paying off the bills.  It can offset monthly mortgages against the property and pay for additional expenses.  At times it may even make you a profit to help pay for things back at home. 

To start off, make sure you have a rental that is in a location that people are going to rent.  If it is in a less desirable vacation area, you may want to consider renting out your home monthly rather then weekly or on the weekend.  On the other hand, if your rental is in a desirable location you will make more money by renting it by the night.  If you are looking for a rental to buy for the sole purpose of a vacation rental business, consider places around beaches or mountains where people vacation often.  To have niche over other rentals make your rental different then the other stand rentals.  Try to sleep more or have a pool.  One of the hardest things to beat while looking for a rental to rent out nightly is the number it sleeps.  Many people are looking for places that sleep more then 12+ people.  These groups are scrap bookers and church groups.  This also allows you to raise your price while at the same time not scaring away potential customers.  These groups of people need to rent out enough vacation homes for X amount of people. The more of those people you can rent out to the more money you will make.  In addition, if you are going to rent out to this many people make sure your cabin has the right facilities to house that amount of people.  Make sure you have the correct number of bathrooms and beds for the people.

Step One
Decide on the rates that you want to charge (daily, weekly, weekend, monthly, or seasonal rates).  To do this check out competing vacation rentals on Fast Vacation Rentals or other classified advertisements.  Make sure you include the correct rates.  In many areas weekends cost more during the summer then they do during the winter or visa versa due to the demand.  Make sure the comparables you look up are in the same general area and include the same amenities.

Step Two
Create a written policy for renting your rental.  There are many sites that offer templates or other basics that can help you start this if you are having a hard time.  Also at the same time, create a basic information sheet that includes the most commonly asked questions.  This will make renters more informed and answer some of there basic questions while at the same time making your like easier by not having to retype it each time.

Step Three
Establish a classified rental ad for your cabin.  Include a brief description which should include the location, seasonal rates, required deposits, pictures and a number to call you at.  Pictures are one of the most important things that break or make your sale.  Availability calendars are also a great way to speed up the process on both the property owner and vacationer side.

Step Four
The next step is to post the classified ad that you made above onto different online databases. Fast Vacation Rentals is a great way to help spark off your business.  Try to post to several different sites that offer a free trial service.  At the end of the year, tally how many rentals you got from each site and keep the best ones.  The majority of the time if you made one rental off a site that is enough to keep the listing, as the fee to post a listing is small to be paid off in a single nights rent. 

Step Five
Send out the rental agreement to the rental and have them return the agreement with a deposit to hold the date.  Make sure that you receive total amount before you give them access to your cabin (key lock box, touch pad, etc).

Step Six
If you become to overwhelm doing this, consider listing your property with a rental property management company in the same area as your vacation home, especially if you do not reside in the same general vicinity.  Be aware that these businesses want a portion of a percentage of the income of the services. Consider getting a housekeeper to look over your house instead, who can also run over and fix a common problem real fast. Make sure put on your agreement also if there is a cleaning service fee or not and what you expect of the cabin when you get it back.

Tips & Warnings

  • Include taxes and cleanings fees as part of the expenses for the renter.
  • Some communities do not allow you to rent our vacation rentals.  Make sure you check in with your local community before trying.
  • Create special deals and niches for groups during times that are hard to rent out. (Rent five nights and get 6th night free).
  • Be aware of oversea frauds that want to rent out your cabin.  Do not refund people if they send you too much money.  Make sure you get the correct amount before cashing the check.  Some over sea people try to swindle you by sending you an amount over what is due and are expecting you to cash it then send them the rest of the money.  This is fraud and the check will bounce.  Be aware.
